A LUX Dream Home all begins with finding a great lot.

Location is only relevant to our prospective buyer. If we acquire a 3-acre lot on a 20-acre lake in Warren County, we may envision this being a great site for an empty nester and we would design accordingly. Possibly we find a ½ acre lot backing to trees with a flat back yard in the Wentzville School district. We may think this is ideal for a young growing family and we would design accordingly. Our sites will greatly vary in location. As buyers, our ideal locations are different. We aim to design homes unique to each site for clients who desire different locations.

Once we identify a prospective site, we analyze 3 elements.

1. Site condition. Is there any unordinary cost associated with the site? Clearing, topography, soil conditions are just a few of the things we need to be aware of.

Utilities. Water, sewer, and the internet provider are important to understand. Utilities can have an effect on our cost and the ability to market to our ideal buyer. Having a slow internet service and marketing to a young family is not ideal!

Location. A beautiful site and a dangerous road may be difficult to get Mom to buy into. An affordable site an hour from St. Louis County may not be appealing for working parents. Churches, Schools and amenities are also critical in site selection. It’s a delicate balance.

After we do our site diligence, we begin the designing process. What makes our process so unique is we design to the site. We take what we are given and extract the most of its opportunities. Every site presents unique challenges and opportunities. Forcing the site to do something unnatural is not our style. If there is a magnificent oak tree in the driveway…. we move the drive. If the lot lends itself to a partial walkout, we do not force a full walkout. We would design the lower level finish and the outdoor living accordingly to beautifully exist with the site.
